The Client’s Situation

Our ex-pat buyers were moving back to Sydney and wanted to purchase a property that would be ready to move into, as soon as they returned.

They had been relying on family and friends giving up their free time to inspect on their behalf, but frustratingly, conflicting schedules meant our clients missed out on properties before they were even inspected.

Additionally, navigating second-hand opinions didn’t get them any closer to finding a home to suit their family’s needs.

With time running out to find a property, they finally engaged us once we were referred by a past happy client.

We were instructed to search in the Eastern Suburbs and Inner West, and while many properties looked great in professionally shot photos, they didn’t pass our clients criteria once we inspected.

With over 20 years of building experience, we were able to easily identify hidden defects and recommended passing on a number of properties, despite superficially appearing to be in great condition.

We uncovered a spacious, renovated semi, close to the beach and perfect for our client.

The existing tenant wouldn’t provide access to agents for inspections, fortunately, we had inspected this property prior to the tenant moving in, and provided our clients with the thorough walk-through video before any other buyers had access.

We were able to leverage the unique tenant situation to strategically negotiate a better than market value price for our happy clients.
