The Client’s Situation
Our clients were a young couple planning a family in the near future. They were looking for a three bedroom freestanding home that they could grow into, to suit their current and also future lifestyle.
They had very similar requirements to most buyers in the area, which was one of the reasons they were struggling to secure the right property within their budget.
The challenge our clients faced was that 3 bedroom homes that fit their budget had backyards far smaller than they preferred.
They wanted help from us to get access to more suitable properties, and then advice on what trade-offs they should consider, considering their future goals. Advice on a fair way to compare all the different properties, and assistance to negotiate between all the different options was also very important to them.
Our Strategy as Buyer’s Agent in Sydney
In our search process, we discovered a two bedroom home on a large block of land and in a premium location.
This home wasn’t presented in the usual sale mode as it had tenants in place. It had been overlooked by most buyers as it only had the two bedrooms, and the presentation was very uninviting.
We showed our clients several ways to create the third bedroom, giving price estimates for each option. Our clients didn’t need the third bedroom straight away, and considering the cost of converting to the third bedroom was far less than what larger homes were selling for in the area, this was a compelling opportunity.
The added bonus was the opportunity to build a duplex on this land, as it had the required land size and frontage, which other owners in the street with similar sized blocks were already realising this potential.
Another property we were considering was a renovated 3 bed house that was move in ready, but in not quite as good a location.
As always, the buying opportunity often depends on what price can be negotiated, so over the next 48 hours, we negotiated hard between both properties. We eventually secured the property in the preferred location, at a great price that allowed plenty of remaining funds to upsize the property if/when required.
