Our client was a first home buyer, wanting a beach side apartment in the Eastern Suburbs.
They were reviewing a property that was going to auction, but were unsure how to appraise and negotiate the property.
They were especially nervous about approaching auction day itself, and feared being outbid and missing out on their dream home or overpaying simply to secure on the day.

Once we were engaged, we gave her a detailed appraisal and also used our experience in the building industry to give crucial advice.
We noted that there was significant upcoming work in the building for remedial issues that was going to be very costly.
After calculating those cost into fair value, it was clear that it wasn’t the best option for them in their current situation.
Immediately we found a property situated in a better location with extra parking, 2 large balconies, in better condition and unlike the previous opportunity, the building was much better financed to upgrade the block. This property was also just metres away from the 7 ways Cafe Precinct.
We strategically negotiated the off-market purchase, and secured their beachside apartment away from competing buyers, below what our clients had instructed us to pay.
