The Client’s Situation
Our clients were feeling very anxious about having to move out of their family home that they had lived in for 30 years. They hadn’t been able to see anything on the market that suited their particular requirements, and the few properties that they liked were well above their budget, and sold quicker than they could get organised with anyway.
It seemed everyone else was looking for a similar type of property – but had a bigger budget!
Our clients needed a level block with easy access, and the whole house needed to be on a single level. They wanted a private, good sized backyard, they definitely preferred character over anything too modern, and the home needed to be in top condition as they didn’t want to renovate.
The location also needed to be within a very short walk to public transport, in a quiet street close to a park, and in the area they knew and loved.

We identified just 37 properties that existed and had all our clients’ requirements, however none of those properties were on the market. We needed to take a very pro-active approach to get our clients in to inspect any of these.
After a month of intense searching all of the on-market opportunities, we managed to uncover an off market home, perfectly located at the quiet end of an accessible street, just metres from a park, and a perfectly level block without a single step on the property.
It had all the character features our client was looking for, without needing any money spent.
We negotiated the purchase and secured the property, before the property hit the open market, at a price our client was very happy with.
