The Client’s Situation

The buyer had purchased property in the Eastern Suburbs before, and was confident to purchase on her own again.

Although in this market, she couldn’t find a property in her price range, and certainly not one that was on the market for long enough for her to inspect and place a considered offer.

She wasted a year on inspections, on properties that didn’t live up to the photos, or where she was misled on price and her interest was exploited by selling agents to further drive-up competing offers.

Lisa interviewed a number of buyers agents before entrusting us to help find a 3-bedroom home in the Eastern Suburbs with a tight budget, and potential for adding value in years to come.

We canvassed the Eastern Suburbs for properties on-market, pre-market and off market.

She selected her top two properties, and we advised against one of the options due to building issues.

The second property, while still in her budget, was priced significantly above our advised fair market value and we recommended to pass on that property also.

Our hunt continued, to ensure our client was happy with her new home, but that she also didn’t overpay in an already competitive market and that there weren’t any hidden, structural concerns that would end up costing a fortune to rectify.

We managed to secure a private inspection on a property that was taken off the market because a verbal offer had already been accepted.

Our client, instantly fell in love with the home, we were able to provide on-the-spot building advice, and despite being a Sunday, we began negotiating to exchange contracts that evening.
