Our client was looking for a home close to the beach with potential to extend and grow into.
In the ever-increasingly competitive Eastern Suburbs market, Paul felt the property market slipping away from reach.
Selling agents misled him on price, competing offers were way above asking price and often he wasn’t even given an opportunity to counter-offer before the property was bought and taken off the market.
The process was frustrating and Paul felt like he was even losing out on properties that were well within his budget, due to missed opportunities.

We canvassed our database and shortlisted 14 ideal options, that our client would not have otherwise considered.
Very soon after, we started negotiating between two of the very best properties.
We conducted detailed appraisals on both homes and gave market value pricing on each.
One property received a competing offer for above appraisal price, so we advised to pass on that option to avoid over paying in an already red-hot housing market.
Instead, we pivoted to the other preferred option, a 2 bedroom beachside art deco apartment and continued with delicate negotiations to ensure we were successful with the purchase, below our market appraisal price.
